Our Terms and Conditions

  • The brokerage fee, which is only due if you reach a purchase, rental, or lease agreement with the owner of a property introduced by us, is 4% plus VAT for a purchase sum up to €36,336, and 3% plus VAT for sums over €36,337. For rentals, it is 1 gross monthly rent plus VAT. The agreed place of performance is 8990 Bad Aussee.

  • The statutory VAT is currently 20% of the net commission. The commission is due and payable upon rental, purchase, or lease agreement, at the latest upon signing of the contract or after approval by the Land Transfer Commission, if required.

  • Our offers are largely based on information provided to us by the property owner. Therefore, we cannot assume liability for their accuracy and completeness. However, we strive to verify various details for accuracy as far as possible. Prior sale or rental is reserved for the owner.

  • All our offers and other communications are intended only for you – the interested party – and must be treated confidentially. If a contract is concluded with the owner of a property identified by us due to unauthorized disclosure, you may be obliged to compensate us for damages amounting to the lost commission.

  • If you are already demonstrably aware of a property offered by us, you are obliged to inform us immediately, disclosing the source of information; otherwise, our brokerage service will be deemed accepted.

  • If a property offered by us is later offered to you again directly by the authorized party or through third parties, you are, on the other hand, obliged to inform the provider that the property has already been offered to you by our office and that you reject any brokerage services from third parties regarding our property.

  • If a contract is concluded for a property offered by us and you have chosen not to use our services regarding the conduct of the contractual negotiations, you are obliged to inform us immediately and state the contract terms.

  • A commission claim also arises for us if the contract was concluded under terms that deviate from our offer, or if the desired economic success is achieved through another contract (e.g., rental instead of purchase, or you acquire a different property from the owner than the one offered by us) or through an award in a forced auction.
